A two night minimum is required on all reservations excluding major holidays and festivals which may require 3 nights or more. Your reservation will be confirmed upon receiving the signed rental agreement, photocopy of valid Driver’s License (or proper ID), and 50% down payment. We accept Visa, MasterCard, and American Express. If you wish to set up another form of payment please contact us. There are age restrictions on all of our properties. You must be 21 years or older to reserve our 1 and 2 bedroom cabins. You must be 25 years or older to reserve our 3 and 4 bedroom cabins. You will not receive check in instructions until your identification has been sent to us.
PAYMENT
If your reservation is greater than 15 days in advance, we will process 50% as your down payment and the balance is due 15 days prior to arrival.
RESERVATION MODIFICATIONS
We understand that things happen and changes may be required. If your reservation must be changed for any reason and, then we can make that change 1 time, if another change occurs, then there will be a $25.00 administration fee charged to your card. We have a very firm cancellation policy. If you are at all uncertain about your travel, we advise you to purchase the cancellation insurance to protect your reimbursement. Each lease agreement outlines the cancellation policy in detail. Please keep in mind that with your reservation, this property is removed from the market.
NON SMOKING POLICY
We have a very strict Non-Smoking Policy. Absolutely NO SMOKING is allowed inside any of our properties. If smoking is detected, or there is any evidence, in the property, you will be charged $250.00 to the credit card on file. We have provided smoking receptacle on the deck for your use. Be courteous and keep doors closed while smoking and stand away from the house.
CHECK IN/OUT TIMES
Check in and check out times are listed on the lease that you will receive, the directions sheet, as well as left inside of the cabin. Please understand that your request to check in early, or check out late must be made the day prior. The cleaners have many properties to go to each day and have to plan their route the day prior.
Check in Policy:
When your payment has been received in full, you will received detailed directions and lock box code. You will be instructed to go directly to the home you have reserved. Note that the directions we send you are very important. GPS does not work well in the rural communities and you will likely lose your signal. Never rely on information you receive from a listing site. Our box codes are changed regularly and you will not be able to get in with anything you pull off a site. Use our email only!
Check Out Policy:
All check out instructions will be left inside the home for your convenience. Failure to secure the property or not follow these instructions could result in additional charges.
Appliance/Mechanical Failure
Georgia Vacation Rentals is not responsible for any appliance or mechanical failure. This includes any cable, satellite, internet services, etc. Any maintenance calls made after 5pm for any mechanical failure is subject to be addressed the next day. No refunds will be given for any kind of mechanical/appliance failure.
Hot Tubs/Pools/Fireplaces/Grills
While we make every effort to make sure all listed amenities are in working order for your arrival, things can happen that are beyond our control. In the event of a hot tub failure that cannot be fixed within a reasonable amount of your stay, a $25.00 refund can be given. To protect your health, all hot tubs are drained, sanitized, and refilled after every guest. This means that it can take 4-6 hours for the tub to reheat, so it may take up to 10pm for your tub to be at the right temperature. The chemicals in the hot tub can cause fading of swimsuits. Also, please check the temperature of your tub before entering.
Fireplaces are seasonal. They are to be used Oct 1st-April 30th. Outside fireplaces are only operational during the winter months as well.
Pet Policy
We have a few properties that are pet friendly. Guests are required to sign a separate pet addendum and pay a pet fee of $100.00 for first pet and $50 for additional pets. If evidence of pets after check out, you will be charged a $200.00 pet fee. Pets are required to have a prescription flea treatment. You are bringing your pet to the woods, with much wildlife and it’s a perfect environment for them to pick up fleas and bring back to our home and yours.
NOISE ORDINANCE
When you reserve one of our homes, you list the number of guest expected to be present during your stay. We have a limit on how many guest may stay in any given home. Each community has a noise ordinance as well. Sounds travel very well in the mountain areas. If we receive a noise complaint, you will be asked to vacate immediately without a refund.
REFUND POLICY
No refunds will be given for any power outages, acts of God, appliance/mechanical failure, rough roads, inclement weather, pests, or water main breakages. Rest assured that you cabin has been properly treated. Each cabin is equipped with a ‘Power Outage’ box to help you through any period of no power. We have provided you with small lanterns and some activities for little ones to help you get by until power is restored. We do ask that you not use these boxes unless it’s an emergency. We want them to be ready for when they are really needed.
HOLD HARMLESS AND LIABILITY AGREEMENT
Guest(s) agree to indemnify and hold harmless Georgia Vacation Rentals, its owners, employees, and contractors for any liabilities, theft damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with Guest(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred, or sustained by Guest(s). A material breach of this Agreement by Guest(s), which, in the sole determination of the Agent, results in damage to the Premises, personal injury to Guest(s) or others, a breach of the peace, a nuisance to others, or a violation of criminal law or local code, shall be grounds for termination of Guest(s). Violation of any of the rules contained herein will result in IMMEDIATE EVICTION and forfeiture of rent and/or security deposit.
Force Majeure. There may be circumstances beyond our control and contemplations, in which the property might not be available for your booking. Examples of these include (but are not limited to) destruction of or sever damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation, howsoever arising.
LINENS AND SUPPLIES
We have stocked each home with all necessary linens for your stay. We have also provided ‘start up’ paper products, as well as basic coffee, cream and sugar. We do suggest you bring beach towels for the hot tub or waterpark (river).
LOST AND FOUND
Homeowner and Georgia Vacation Rentals, LLC are not responsible for articles left on premises. We will do our best to return these items to you, but there is a $25 fee for this service.
Wildlife & Pest Control
Our homes are treated every other month for pest. Please note that if there are dead insect, it is due to a recent treatment. You will be enjoying your time in a wooded area, which comes with pest. May be unlikely, but you could incur some wildlife. Please stay clear and use good judgement if you cross paths. Don’t leave garbage bags outside, this will attract wildlife and they will leave a mess. Place all trash in provided large cans.
